KC Distribution Advantages
Development Ready

The KC region offers a unique advantage in that three intermodal logistics parks are being developed at the same time with additional Class A industrial space being built on a speculative basis.

KC Logistics Park

The BNSF Railway announced in 2006 that it would construct a $1 billion
intermodal operation in the southwestern part of the metro. The Allen Group is
developing the 1,000-acre development that will increase Kansas City’s available distribution space by close to 12 million square feet.

CenterPoint-KCS Intermodal Center

CenterPoint Properties is the master developer of a 1,000-acre project that will be the home to the Kansas City Southern (KCS) intermodal operation. The
developer projects close to seven million square feet of industrial space at its
completion.

KCI Intermodal Business Center

KCI has selected Trammel Crow to be the master developer of the first
phase of development of on-airport industrial space. A 600-acre development and a 500,000 square foot spec building are planned. The development,
conveniently located at the intersection of two interstate highways, is the first
phase of a plan to leverage close to 8,000 acres of airport controled land.

Build-to-Suit Projects

In early 2007, several local and national developers announced spec development in the Kansas City market of 250,000-600,000 square feet totaling close to 2 million square feet.
